Fire damper testing is a legal maintenance duty that too many buildings overlook โ until a fire officer, insurer or auditor asks for the records. Fire dampers are safety-critical devices, and if they are not tested and proven to work, you cannot demonstrate that your building's fire protection is sound. What do fire dampers do?
Fire dampers are mechanical devices installed where ventilation ductwork passes through a fire-rated wall, floor or compartment barrier. In normal use they stay open to let air flow. In a fire, a fusible link (or an electrically actuated mechanism) releases and the damper slams shut, sealing the opening so that fire and smoke cannot travel through the ductwork into adjoining compartments. They are a fundamental part of the passive fire protection โ the compartmentation โ that gives occupants time to escape and firefighters time to respond. A damper that has seized open through grease, dust or corrosion offers no protection at all.
How often must fire dampers be tested?
BS 9999 โ the British Standard for fire safety in the design and management of buildings โ requires that fire dampers are tested on installation and then at regular intervals. As a minimum, dampers should be drop tested at least annually. In environments with high levels of grease, dust or airborne contamination โ such as commercial kitchens, manufacturing and some healthcare areas โ testing should be carried out more frequently, typically every six months, because these conditions are far more likely to cause a damper to seize. What happens during a fire damper drop test?
We follow the recognised inspection and testing methodology set out in BESA's DW/145 guidance for the installation of ductwork ancillaries. A typical drop test follows these steps:
- Locate & access โ identify every damper against drawings and provide access (fitting inspection panels where none exist).
- Inspect โ check the damper, frame, blades, springs and fusible link for damage, corrosion or obstruction.
- Drop test โ release the damper to confirm it closes fully and freely under its own mechanism.
- Clean โ remove grease, dust and debris that could impede operation.
- Reset โ return the damper to its correct operational (open) position and replace fusible links where required.
- Report โ record the result, photograph the damper and log it in your asset register.
What records will I receive?
Documentation is the whole point of fire damper testing. Every job is delivered with a photographic report showing each damper before and after the test, its location, its condition and its pass/fail result. We also build and maintain an asset register โ a numbered schedule of every damper on site โ so you always know how many you have, where they are and when they were last tested. This is exactly the evidence your fire risk assessor, insurer and (if it ever comes to it) enforcing authority will want to see.
What happens if fire dampers aren't tested?
The consequences of neglecting fire dampers are serious. Failing to test and maintain them can put you in breach of the Regulatory Reform (Fire Safety) Order 2005, which places a legal duty on the "responsible person" to maintain fire safety measures in good working order. Untested dampers can also invalidate your building insurance, because insurers increasingly require proof that passive fire protection has been inspected. Most importantly, a seized damper means fire and smoke can spread unchecked through the ductwork โ the exact scenario the damper exists to prevent. Who is legally responsible for fire damper testing?
Under the Regulatory Reform (Fire Safety) Order 2005 the "responsible person" โ usually the building owner, employer or managing agent โ must ensure fire safety measures, including fire dampers, are maintained in efficient working order. In practice this duty is met by arranging competent testing and keeping the records.
How do you access dampers that are boxed in or hidden?
Where a damper has no access, we fit an inspection/access panel to the ductwork so it can be reached, tested and re-tested in future. All access provision is recorded in your report and asset register.
What if a damper fails the drop test?
We record the failure with a photograph and a clear recommendation. Many issues โ grease build-up, a stuck link โ can be cleaned and reset on the day. Where a damper is damaged or corroded beyond a simple reset, we advise on repair or replacement so you can plan the remedial work.
Can you test dampers out of hours?
